The Las Perlas de Gran Pacifica Condominiums are being constructed in a joint venture between Pacifica Asociados, SA and Gran Pacifica. All units in Building One are ocean front condos. There will be twenty-two Units in Building One with eight units on the first floor, seven units on the second floor and seven units on the third floor. All units will have central air-conditioning and hot water heaters. In addition, all units will have washers and dryers except the Rivas suites. Each building will have an elevator and two sets of stairways to access the second and third floors. The clothes washer and dryer plus a refrigerator and oven-cooktop combination will come standard with every unit. Appliance up-grades will be available.
The Las Perlas Condominiums are Condo Hotel facility. Accordingly, all units will be placed into a rental pool when not in use by the owner, their family or their friends. Since Las Perlas is a Condo Hotel, the owners of each unit will be required to purchase one of three interior design packages from Pacifica Asociados, SA. This is being done so all units will provide rental guests with a consistent quality in the furnishings. The interiors will be designed by Lauri Dewhurst-Summers Designs. Owners will have a choice of a Spanish Colonial design, a Contemporary Design or a Custom Design. The one bedroom Rivas suites were designed with a ¨lock-out¨ door to the Granada units so three bedroom units can be purchased. This also allows the condo owner to live in one unit and rent the other unit. Other combinations of lock-out units are possible when a Rivas suite and an adjacent San Juan or Leon unit is available.

There will be a total of four condominium buildings in Las Perlas plus a small number of villas. Buildings two through four will be constructed in stages and construction dates for those buildings have not been determined. Pricing for buildings two through four has also not been determined at this time. The condos are currently selling at pre-construction prices. We expect to start construction in February of 2006 at which time we will move from ¨Pre-Construction¨ pricing to ¨ Under Construction¨ pricing. Construction is expected to require 12 to 14 months but this is highly dependent on the number of "work days" in the rainy season.
And let’s not forget what else will be available on the condo property. Our ocean front pool will be a great place to take a refreshing morning "dip" or simply relax by the pool with your friends and your favorite beverage in hand and watch the spectacular Pacific sunsets. Adjacent to the pool will be a breakfast and light lunch café and bar. I think we should call it the "Tipitapa Bar". Inside the Clubhouse we will have a small "Pulperia" – the Nicaragua version of a small neighborhood store where you will be able to buy items like coffee, ice cream or canned goods. Also inside the clubhouse we will have a meeting room for owners and guests, restrooms, a laundry area and a sales/rental office. Quite simply "Las Perlas" will be a great place to vacation and live.
